NEED TO KNOW WHEN SELLING FSBO
STATISTICS: The Fraser valley board of statistics shows that FSBO sell for less, actually a lot less. Statistically speaking the best year of transaction which you may remember was 2006 where 14% of FSBO were able to sell. The average for a FSBO to sell privately is between 14-30%. We'll go into detail why that is.
CONTRACTS: Another reason for you to be alert is the contract. I can refer to you specific training and seminars that are targeted to manipulate FSBO. They are trained to trick you because they know you are not working with an agent.
SECURITY: You are currently advertising on Craigslist where you are inviting anyone, and everyone off the streets into your home. These people are not properly screened or have their identification taken which is a process all realtors use before allowing access to a clients house. I had a similar appointment last week where I spoke with a lady that had a couple come over to view the home, and found they were more interested in the doors+windows than the actual home.
LEGISLATION: The law as we all know favours the Buyer. They found that 90% of legislation protects the buyer rather than the seller. I have seen cases where a seller was trapped into a 6month contract where the Buyer had the option to buy or not as he wished. The seller had lost complete control, at the end the buyer was able to get out of the contract over a minor detail of a dumpster being to close to the home.
3'RD PARTY NEGOTIATION: As we all know every Buyer wishes to purchase a property for less and the seller wishes to sell for the most he can. Without having a 3'rd party to negotiate studies have shown this is one of the leading causes into why FSBo sell for less, and have a low completion rate. This is just a cold heart fact.
